How is your service different from that of a real estate agent?

Listing your property with a real estate agent requires some of the following…

  • Most real estate agents take a commission upon selling your property between 5-6%
  • Time on Market takes months- up to 6 months or more to get your money
  • Holding costs while waiting. Such as utilities, mortgage payments, insurance, maintenance, and so much more.
  • Potential mandatory request for repairs from the buyer’s lender
  • Conforming to lenders underwriting standards
  • Potential request for repairs from buyers
  • Escrow/title fees
  • Potentially falling out of escrow (time delay)

All things considered, this can cost you thousands of dollars out for your bottom line.

On the other hand, we can buy your property Quickly-10 days or less. And because we do not have underwriting standards, we buy All cash in As-Is condition.

Are your prices fair?
Since we are looking to quickly take the property off of your hands with an all-cash offer, we are also understandably looking to buy for a discount (allowing us to make a modest living). Therefore, most of the homes we purchase are below market value. The benefit of using a fast home buying service like ours is that you don’t have to wait to put the money in your pocket. In fact, absolutely no time, cleaning or fees will be required from you to sell your home as fast as by the end of this week. We also stand behind our no-obligation pricing commitment, which means that you can respectfully decline our cash offer at any time. As a matter of fact, most times we will pay you $5,000-$10,000 more than any written offer you’ve received!
Do you charge any fees or commissions?
NO, we do not charge any fees or commissions. One or more members of our company is a licensed real estate agent, therefore you can rest assured that we will handle the transaction with the highest of ethics while not passing the commission costs to you. We are not listing your property for sale. Instead, WE are buying it from you. This means that you won’t have to incur any additional listing fees to sell your home. You won’t be giving up the 5-6% commission fees you’d have to pay on average to a real estate agent, and you won’t have to wait months to get your money. Agents are great if you can wait months to sell/close and you are okay with putting time and money into making your property presentable to prospective buyers. Speaking of buyers, 10s and possibly 100s will walk in and out of your house. Our approach is different – and much easier! We will review your property, submit a cash offer, and then it is up to you to decide whether you accept it or not. Simple! There is 100% NO RISK to you!
Will you be listing my property for sale?
No, we do not ever list properties for sale. We are professional home buyers, which means we will buy your home outright and you won’t ever have to worry about involving an agent. Once we purchase the home from you, we may choose to repair the property and then resell it to a new owner or we may even decide to keep it as a rental property.
How will you determine the offer value of my property?
We provide you with a fair price based on value research. Our team of professional home buyers will consider the location of the property and its current condition and determine a proper cash price. Rest assured that we will diligently review all aspects of your property and marketplace data before coming to a final offer that works for both you and us.
Do I hold any obligation once my information is submitted?
In no way are you obligated to accept our offer for your home when you fill out our form or contact us. After obtaining the details of your property, we will review the details to determine a fair offer price. In some cases, we may ask you to provide us with more information if necessary. Once we write you an all-cash offer, it is then up to you to determine if you want to accept it.
